tAX ASSESSMENT APPEAL

Did you recently receive your tax assessment and the value is too high?

In the Charlotte metro area, property valuation per the county tax assessors office has increased by an average of 40%-60%, which means your taxes may be going up. We can help! 

We have consulted with the Charlotte Metro area and surrounding counties' tax assessors office, including: 
  • Mecklenburg County
  • Gaston County
in order to ensure we know exactly how their process works. If you disagree with your recent tax assessment, the first step is to file an appeal. You can usually do this online, or via paper form.

Once you file an appeal, this will require you to submit evidence to back up your claim that your tax assessed value may be incorrect. You can submit one of the following as evidence, which are listed in order of significance to the county.
  1. An appraisal completed by a Certified Residential Appraiser, an unbiased third-party professional.
  2. Comparable sales, different than the ones utilized by the county
  3. A written report on why you believe the value of your house is incorrect
After our consultation with the county tax assessors office, as mentioned above, an appraisal completed by a Certified Residential Appraiser, an unbiased third-party professional, carries the most weight with the county in their reconsideration. 

If you made it this far, and have decided to proceed with the appraisal completed by a Certified Residential Appraiser, we wanted to walk you through our process step by step
  • First, you will consult with us (for free) and we will research your house, the comparable sales within your neighborhood or market area, and give you a brief summary if we think it makes sense to move forward with the appraisal based on your assessed value. We don’t want to waste your money or our time by completing an appraisal that will not “substantially” (10% or greater) be lower than your 2023 tax assessed value.
  • Second, we will schedule the appraisal inspection ASAP, as you have 30 days from when you receive your notice to informally appeal the assessed value. Once the inspection is scheduled, we will have the completed report delivered and back in your hands within 1-2 weeks.
  • Third, once you have the completed appraisal, you can submit the certified appraisal electronically or print it and mail it along with your informal or formal appeal. As noted, an appraisal completed by a NC Certified Residential Appraiser carries the most weight with the Board of Equalization and Review (BER) and could assist you significantly with your appeal.

    Please note, a hybrid appraisal is a full appraisal, although it will require you to complete a survey/take photos of your home. There will be no inspection by the appraiser, yet we will still utilize the most relevant comparable sales in comparison to your property and the submitted “Desktop” report will still be an accepted certified residential appraisal.
