Once you file an appeal, this will require you to submit evidence to back up your claim that your tax assessed value may be incorrect. You can submit one of the following as evidence, which are listed in order of significance to the county.
- An appraisal completed by a Certified Residential Appraiser, an unbiased third-party professional.
- Comparable sales, different than the ones utilized by the county
- A written report on why you believe the value of your house is incorrect
If you made it this far, and have decided to proceed with the appraisal completed by a Certified Residential Appraiser, we wanted to walk you through our process step by step
- First, you will consult with us (for free) and we will research your house, the comparable sales within your neighborhood or market area, and give you a brief summary if we think it makes sense to move forward with the appraisal based on your assessed value. We don’t want to waste your money or our time by completing an appraisal that will not “substantially” (10% or greater) be lower than your 2023 tax assessed value.
- Second, we will schedule the appraisal inspection ASAP, as you have 30 days from when you receive your notice to informally appeal the assessed value. Once the inspection is scheduled, we will have the completed report delivered and back in your hands within 1-2 weeks.
- Third, once you have the completed appraisal, you can submit the certified appraisal electronically or print it and mail it along with your informal or formal appeal. As noted, an appraisal completed by a NC Certified Residential Appraiser carries the most weight with the Board of Equalization and Review (BER) and could assist you significantly with your appeal.
